Concrete Contractor Explains His Reasons Why WBS Pro Seal 896, ‘It Just Works’

Screen-Shot-2017-03-12-at-9.06.34-am.png
Paul from Nu Design Concrete was using a popular xylene based product to seal his completed work, he encountered the following issues-
Old Xylene Based Sealer Break Down
  • Time spent going back was about 25 hours a week
  • Travel costs associated with driving back to old jobs to clean & seal
  • The acid wash & a second time to seal when the concrete was cured
  • Storage of toxic and flammable products was dangerous
  • Purchasing rollers, brushes and accessories that were thrown away after each job
  • Paul had to do this work himself as there wasn’t enough money in sealing to get his employees to complete
  • Paul was also worried about the smell and possible side effects of using cancer-causing toxic sealers
  • If it looked like the slightest chance of rain, Paul would put off the sealing for the day
Pro Seal 896 Benefits
  • Time saved per week was about 20 hours with no go back’s
  • Storing Pro Seal 896 is water-based and safe to use and non-flammable
  • The ability to Same Day Lay & Spray on a wet surface
  • Very fast application with no accessories to buy
  • Customers were happy that their jobs were protected from day 1 from other trades
  • Cloudy days didn’t scare off the possibility of completing the seal job
  • Paul has more time with his young family now xylene is out of his life

Dusting Concrete Causes and Treatments

What causes a Dusting Concrete Surface

chalky-powdery-dusting-concrete

Dusting, chalky or powder concrete slabs or floors are a problem in many respects. Dusty concrete surfaces are not only a construction problem, it is also dangerous to have around the home or on the construction site. Dusting concrete can be caused by a number of things;

  • Extra water added to premix delivery at the site
  • Overworking the surface at installation
  • Rain affected new concrete pours
  • Rushed finishing of the concrete by concreters
  • Rapid moisture loss
  • Incorrect curing methods

The Health Risks of Concrete Dust (from the CEP Civil Engineering Portal)

Many types of cement contain other hazardous substances like lime, nickel, cobalt, and chromium compounds. Alkaline substances are corrosive to human tissues and small amounts of chromium can cause an allergic reaction.

Concrete dusting may irritate the nose, throat, and respiratory tract by mechanical abrasion, causing coughing, sneezing, and shortness of breath. Concrete dust may cause chronic bronchitis or aggravate pre-existing lung diseases such as emphysema, bronchitis and asthma.

After prolonged exposure, respirable concrete dust can cause severe damage to human lungs. Crystalline silica has been classified as a human lung carcinogen. In addition, it can cause silicosis, which is incurable. More commonly, silica dust causes the formation of scar tissue in the lungs, reducing their ability to take in oxygen.

How to Prevent a Dusting Concrete or a Powdery Concrete Slab

  • Do not add extra water to premix delivery
  • Do not overwork the surface at installation
  • Cover with plastic before rain effects the concrete pour
  • Rushed finishing of the concrete by concreters
  • Prevent Rapid moisture loss by using a curing aid
  • Use Pro Seal 896 to seal and cure assist new concrete day of pour

How to Fix a Dusting or Powdery Concrete Slab using Pro Seal 896

This problem is easily remedied and quick action is recommended. This service is best left in the hands of a Professional Certified Pro-Seal 896 Applicator.

Photo: Oxide coloured hard trowel finish, 1000m2 Product use = 1 only Pro polish 770 (19L) & 1 only Pro Seal 896 (19L), hard trowel surface a bit tighter so product went much further than the usual 1l per 5m2. Some jobs are more porous than others and will result in different coverage rates.

Concrete sealer pricing consideration – How to work out the costs associated with sealing different types of concrete.

Sealing Plain Concrete

Sealing plain concrete is pretty easy. Product cost for Pro Seal 896 works out at about $1-65 per m2 if mixed at 4 parts water; 1 part concentrate.

The average going charge rate to seal plain concrete is $6 per m2 for jobs up to 100m2. For jobs that are bigger you have room to drop your price by a dollar or so, it’s simple math.

Sealing Exposed Aggregate

Concrete finishers can do exposed aggregate different ways.

  1. Same Day lay and spray process is usually for plain concrete with coloured stones. This requires a second wash down to clean the surface before applying a 3:1 Pro Seal 896 mix. This cost factor for the product is about $2 per m2. This is great for a natural finish without enhancing the surface. It also results in much stronger concrete as Pro Seal 896 with improve the curing process giving a much stronger result, as well as not requiring an acid wash.
  2. Coloured concrete with coloured aggregate usually requires an acid wash then an application of Pro Polish 770 to stabilize and enhance the coloured oxide in the cement mix. Some contractors can acid wash the same day in places like the Northern Territory, with fast curing times due to weather. Some finishers spray retarders on the surface and wash off the following day, then an acid wash is completed, rinse neutralized and then sealed with Pro Polish 770, and final cost sealed with a final coat of Pro Seal 896 is just under $3 per m2 product use for two coats. Allow returning to the job a second time.

Sealing Oxide Coloured Concrete

When sealing oxide coloured concrete allow for the same pricing as above coloured concrete exposed aggregate No.2.

Allow $3 per m2 for the product. Allow returning 2 times to the job for best results only for oxide in the mix. Charge out rates from $6-8 per m2 depending on job size.

You will need to wait 24 hours after the pour to allow surfactants/additives to bleed out. Usually the next day after the pour, you should begin to start the wash down, broom scrub and rinse, before applying Pro Polish 770 first coat. The following day (24 hours later) apply a second coat of Pro Seal 896.

Some contractors like to do saw cuts before and some like to do saw cuts after sealing. be sure to thoroughly clean the surface after saw cuts, do not let slurry dry out on the sealer in the curing process which takes 3-5 days.

This information should be used as a guideline, It is recommended to be trained properly by Water Based Sealers to fully understand the unique application process for our exclusive products.

Product prices above are based on 19L Buckets trade pricing.

Clean and Seal Exposed Aggregate (Cleaning & first coat Pro Polish 770)

DAY 1

  • Remove the bulk of surface debris using high pressure water only with the use of a hard surface rotary cleaner, the reason is to remove the majority of surface debris prior to the application of a strong surface cleaner that can unintentionally transform the bulk surface debris into a thinner viscosity staining material, making the cleaning action harder and more time consuming to accomplish
  • Using a hard surface rotary cleaner, clean manageable sections at a time and fully rinse the area prior to moving on to the next section.
  • Clean and rinse the entire area with high pressure water only
  • Apply on the wet semi cleaned surface a Heavy Duty Degreaser and agitate the surface with a medium soft broom for at least 10 minutes to stimulate the cleaning solution and to increase chemical emulsification, this step is where the majority of the cleaning action takes place
  • Fully rinse the area
  • Repeat step 2 and 3
  • Apply Pro-Polish 770 at a 1:4 ratio onto the entire surface and allow to cure over night,

This will bring out the gloss in the aggregate and increase the holding power of the concrete to the aggregate. Resulting in more water-repellent primed concrete, a major sealing advancement for exposed aggregate care

  • Clean up with water

  • Consider weather-related factors and other factors such as shade, areas exposed to direct sunlight, wind, rain, temperature fluctuations, shelter and other factors that can either accelerate, delay or affect the suitable time in which the surface is safe to walk on.

When in doubt it is usually safe to walk on and apply water on the surface 12 – 16 hours after the pour is complete in most cases as a general rule.

Extremely Hot Dry and /or unstable conditions

Weather-Shielding (Primer Sealing the surface) as soon as the concrete is hard enough to walk on will assist the concretes ability to block out and better endure environmental instability

  • Blow and/or lightly broom or gently rinse surface debris off the surface
  • Wet the surface lightly with very gentle water pressure

(NEVER HI-PRESSURE CLEAN NEW CONCRETE)

  • Coverage rate is 3 – 5 sq m per litre
  • Using a leaf blower, blow out any puddling or pooling in uneven sections of the concrete and/or broom the surface lightly depending on the type and density of the surface
  • Allow to cure over-night

Final Step for sealing oxide coloured concrete

  • Seal with WBS Pro-Seal 896 as directed to stain protect and weather-shield for the concrete.
  • Allow the surface to cure for best results: 24 – 48 hours for foot traffic

Sealing New Coloured Concrete using WBS Products

Sealing Coloured Concrete with Oxide in the Mix – 24 hours after pour

Due to the possibility of unknown additives that can be present in oxides or colour concrete premixes, we take the following approach to sealing new coloured concrete.

DAY 1 – (minimum 24 hours after pour)

Lightly broom and rinse the surface of the new concrete with water thoroughly. Do not use high-pressure systems this early in the curing process on a fresh slab. Whilst the concrete surface is wet, apply Pro Polish 770 (mixed with 4 parts water:1 part concentrate) at a rate of 1 Litre per 5m2. Wait for 15 minutes and see if there is any puddling. Be sure to broom out the first coat evenly, pulling puddles to dry areas. Let dry for 24 hours before applying the second coat of Pro Seal 896.

DAY 2

Rinse the surface of the concrete down clean and apply the Pro Seal 896 (mixed with 4 parts water:1 part concentrate) at a rate of 1 Litre per 5m2. Wait for 15 minutes and see if there is any puddling and then broom the surface evenly.
